In a significant move that could transform Vithalapur’s industrial future, Honda Cars India Ltd (HCIL) has exited its long-held land parcel near Ahmedabad, clearing the path for the development of a large-scale industrial city.

The Japanese carmaker has sold its 380-acre plot to Ahmedabad-based Mascot Group, which has plans to build an industrial park complete with housing and civic amenities, sources close to the development told TOI.

Honda had acquired the land in 2016-17, stating they were securing space for future expansion. However, with its Rajasthan-based Tapukara plant operating at a capacity of 1.8 lakh units per annum — and having scope for further growth — the company decided to monetise the Gujarat landholding.

“The land being referred to was sold in April 2023. HCIL has sufficient infrastructure in Tapukara and Greater Noidato meet our medium-term capacity needs,” the company said, responding to an email query by TOI. “We are fully committed to the Indian market with a clear plan till 2030, including launch of new models and electric vehicles.”

The land sale, initiated in 2023, has now reached closure, with a few legal formalities pending. Mascot Group, a veteran in industrial and logistics development with five completed industrial parks in the state, is now gearing up to execute its most ambitious project yet.

“We’re setting up an industrial city with 31 towers of five floors each, designed to accommodate over 12,000 workers,” said Sanjay Patel, director, Mascot Group. “We’re receiving multiple inquiries from multinational companies looking to set up operations here. This region, especially Bechraji and Vithalapur, is fast emerging as an industrial magnet.”

The project will go beyond just industrial sheds — plans include worker dormitories, residential apartments, a school, a food court, and other urban conveniences to create a self-sufficient ecosystem, Patel told TOI.

The state’s automobile industry is home to major players namely Tata Motors, Maruti Suzuki India Limited, MG Motors, Honda Motorcycles and Scooters India Limited, Hero MotoCorp and Atul Auto, among others, having manufacturing facilities here.

Monil Parikh, a real estate expert with operations in the Mandal-Becharaji region said, “The deal is almost closed with a few formalities pending. Vithalapur-Becharaji region has good demand from engineering and auto components manufacturers and the setting up of the industrial park will boost the prospects of the region.”
